The terms and conditions outlined below apply to all bookings with Dunkeld House Hotel LLP, whether you make them online at www.dunkeldhousehotel.co.uk, by telephone on 01350 727771, or in person. We have also added some answers to frequently asked questions.
Booking online is quick, easy and completely secure. You will always be offered our best available rates of the day.
When you book a room, unless otherwise stated, no payment will be taken from your card and you will pay for your room on departure at the hotel. You can cancel your booking up to 48 hours prior to arrival without penalty.
Advanced purchase saver rate: when you booking an advanced purchase rate, Dunkeld House Hotel will take full prepayment from your debit/credit card at the time of booking. The advanced purchase saver rate is non-refundable and cannot be transferred to an alternative date or name.
Promotional offers, packages and spa breaks: when you book a promotional package, including seasonal promotions, you will be asked for full pre-payment which is non refundable and non transferable.
All promotional packages are non-refundable and non-transferable. We reserve the right to withdraw any offer at any such time.
When you arrive at the hotel, all reservations will require a pre-authorisation with a credit/debit card or cash deposit to cover any extras during your stay. All incidentals should be settled prior to departure. Dunkeld House Hotel accept payments by American Express, MasterCard, Visa, Maestro, Cash and from Dunkeld House Hotel gift cards.
Guest bedrooms are available from 3pm on the day of arrival. The room needs to be vacated by 11am on the day of departure. Late check-out may be available on request, simply ask at reception and we’ll notify you of any additional charges.

*Terms and conditions
- Room must be booked direct via the reservations team or on Dunkeld House Hotel website in order for the guarantee to apply.
- Any lower rate must be for the same room type, dates and have the same restrictions and rules as the rate booked with Dunkeld House Hotel.
- Any Guarantee claim must be submitted within 24hrs of booking and also must be received not less than one day prior to the arrival date to allow time for claim to be processed.
- The Guarantee does not apply to any non-public rates (eg negotiated corporate rates; group, event, banqueting or conference rates and or rates linked to any other promotion or voucher).
- The Guarantee does not apply to pre-agreed rates with specific clubs, societies, groups or organisations.
- On a booking for multiple nights, each night will be checked on an individual basis for rate comparison.
- The complimentary room upgrade will be to a room-type superior to that room-type booked and is subject to availability.
- No claims can be submitted based on fluctuations or disparity in currency exchange rates.
- Dunkeld House Hotel reserve the right to modify or cancel the guarantee at any time without prior notice.
Charging Items To Your Room
Please carry your charge card with you if you wish to charge any items to your room during your stay with us. If you have lost or forgotten your card please contact Reception.
Only alcoholic drinks purchased from the hotel may be consumed in the hotel. We reserve the right to charge the appropriate corkage charge where guests bring in their own alcohol.
We aim to ensure that a First Aider is always available. If you require any medical attention please contact Reception on 0. For serious medical emergencies call 9 ‘999.
Offers are based on two guests sharing a standard double or twin bedroom. Supplements apply for sole occupancy of a double or twin and any room upgrades. 60 minute Spa Ritual includes 50 minutes treatment time and 10 minutes client care and consultation. 30 minute spa treatments include 25 minutes treatment time and 5 minutes client care and consultation.
If you have booked a spa break with us, we ask that you arrive 15 – 20 minutes before your scheduled treatment time, so you can complete our consultation form and begin your relaxation experience.
The hotel is set in extensive woodland grounds. We would remind guests that it is their responsibility to ensure their own safely when walking or engaging in any activities within the hotel grounds.
What if I need to change my booking?
Bookings should be cancelled by calling the reservations team on 01350 728333. – see below for office hours. Bookings made through any other third party site should be cancelled directly with them but please remember you can always find Dunkeld House Hotel’s best available rate when booking directly at www.dunkeldhousehotel.co.uk
Bookings can be cancelled up to 48 hours in advance of arrival later cancellations or no-shows will be charged.
Please note that for advanced purchase or any promotional offers the full amount is taken at the time of booking. This rate is non refundable and non transferrable. We are unable to accept Maestro cards as form of guarantee. Upon failure to settle the account on departure, charges will be applied to the guests credit card. VAT is included in the displayed rate unless otherwise stated. Advanced purchase saver rates and promotional packages can be cancelled but you will still be charged the full amount for the entire cost of your stay. Where necessary we advise you take out suitable travel insurance.
Bookings for groups in excess of 10 rooms will be given their own specific terms and conditions which will be detailed on your booking.

What are your Check-In and Check-Out Times?
Check-in time is from 3pm and check-out time is 11am on the day of departure. Late check-out may be available on request, simply ask at reception and we’ll notify you of any additional charges.
Do you allow children at the hotel?
Dunkeld House Hotel welcomes families.
Upgrade charges will apply if you require a larger bedroom to accommodate your family. When sharing a bedroom with your children, your room could include a foldaway bed.
There are no charges for a cot.
For children from the age of 5 up to 15 years old, a charge of £20 per child per night applies when your children are sharing a bedroom with you. This charge includes the extra bed, bedding and full Scottish breakfast. All other meals will be charged as taken. Children aged up to 4 years are welcome on a complimentary basis to include full Scottish breakfast. All other meals will be charged as taken. A children’s menu is available.
Christmas and New Year residential packages are subject to different terms and conditions, which are available on request.
Children aged 16 and under are welcome to use the swimming pool at the hotel during their stay as long as they are accompanied by an adult, One adult may only supervise up to two children at a time. For health and safety reasons, children under 16 are unable to use the gym, sauna, steam room or whirlpool.

Dunkeld House Hotel has a minimum age requirement of 18 years old for booking a hotel room. Normal credit facilities apply.
Do you allow dogs at the hotel?
Yes, but not in the main hotel and not in the public areas. The annex bedrooms and cottage are ideally located close to the main hotel and are ideal for dogs. Guide dogs are allowed in all areas.
We do have a couple of small conditions for bringing your dog to our hotel:
- To add your dog to your break is £20 per room per night to stay in the room or £5 to stay in the kennels.
- Kennels are not manned and it is the guests full responsibility to look after and clean up after the dog/s.
- A maximum of two small dogs or one large dog is allowed in your bedroom
- Guide dogs are allowed in our hotel and throughout the hotel free of charge, including the restaurant and lounge.
- We welcome well-behaved and trained dogs and if we feel that your pet is causing a nuisance to other guests or barking incessantly during the stay, we may have to intervene.
Is car parking available at the hotel?
Car parking is available, subject to availability at our hotel and it is free to park your car.
What are the dining facilities at the hotel?
At the Dunkeld House Hotel, we are passionate about our food quality and service and we trust you’ll have an enjoyable experience with us. If you choose to dine from the room service menu an additional tray charge will apply.
We strongly advise that guests make dinner reservations for our Riverside Restaurant at the time of booking to avoid disappointment, especially on Fridays and Saturdays.
Breakfast is the most important meal of the day and you’ll find our breakfast buffets packed full of fruit, wholesome cereals, a vast array of breads and spreads, a continental section and a full Scottish breakfast buffet. If you do have any special dietary requirements, please do let us know before you arrive.
Please note if you have booked on a dinner, bed and breakfast rate/offer, 2 courses includes a £26 dinner allowance per person and 3 courses includes a £33 dinner allowance per person.
Does your hotel cater for disabled guests?
Our hotels comply with the access requirements of local disability legislation. If you have special requirements please inform us at the time of booking
Do you have smoking rooms?
Our Hotel is smoke free and penalty fees will be applied if you smoke in the hotel. The penalty charge is £100 per day for smoking in the hotel.
Does your hotel have leisure facilities?
General health club facilities may be used without charge during your stay. Additional services, including beauty treatments for guests aged 16 and over (certain exceptions apply) are provided by the spa and will be charged as taken. Our spa is popular and we strongly recommend you pre-book any treatments before you arrive at your hotel to avoid any disappointment. Unfortunately, we cannot guarantee a spa time unless you have pre-booked any treatments. Please note a 50% cancellation will be incurred for any spa treatment or spa day cancelled within 48 hours prior to appointment. Cancellation of spa treatments or spa days within 24 hours will incur a 100% charge.
